GENERAL TAX INFORMATION


 
*  Property Owners receive tax bills twice a year around July 1 and December 1.
*  Summer Tax bills are always due on September 14 and Winter bills are due on February 14, unless the 14th falls on a Saturday,
     Sunday or holiday, then they are due the next business day.
* The Treasurer’s Office Hours are printed each season on the back of your tax bill, and will be listed on the home page of Ferry
     Township website each collection season (July-September & December-February).  Office hours may change.
*  Cash Payments Must Be For the Exact Amount.

*  To receive a printed receipt you must include a Self-Address Stamped Envelope, or an email address.
*  Escrow Payments:  Banks & mortgage companies receive a copy of your bill for payment.  Home owners also receive a copy of tax
    bill for records.

(any payment after the last day in February is considered delinquent and MUST be paid to Oceana County)

The County does accept credit card payments via the phone as well.

Tax Planning

Poverty (Low-Income) Exemption

Michigan law (MCL 211.7u) provides for a reduction in property taxes for eligible, low-income homeowners. You must submit a copy of your recently filed income tax returns with your application.

Disabled Veterans Exemption

Qualifying disabled veterans are eligible for an exemption from paying real property taxes on their principal residence.


Eligibility


*    Must have been honorably discharged from the armed forces of the United States

*   Must be a Michigan resident

*   Meets one of the following criteria:

    -   Determined by the United States Veteran's Affairs (VA) to be permanently and totally disabled as a result of military service and entitled to veterans' benefits at the 100% rate.

     -   Has a certificate from the VA, or its successors, certifying that he or she is receiving or has received pecuniary assistance due to disability for specially adapted housing.

      -   Has been rated by the VA as individually unemployable.


*    Must have some form of documentation from the VA

*    The unremarried surviving spouse of the disabled veteran is eligible for the exemption based upon the eligibility of their spouse.


Application Process


    Submit the State Tax Commission Affidavit for Disabled Veterans Exemption to the local city or township assessor, along with supporting documents from the VA

    The exemption must be filed annually

    The exemption can be granted at the March, July, or December Boards of Review

This form must be filed whenever real estate or some types of personal property are transferred (even if you are not recording a deed). The  completed Affidavit must be filed by the new owner with the assessor for the city or township where the property is located within 45 days of the transfer.

A Principal Residence Exemption (PRE) exempts a residence from the tax levied by a local school district for school operating purposes up to 18 mills. ... To qualify for a PRE, a person must be a Michigan resident who owns and occupies the property as a principal residence.
